The offers that your property receives will be communicated in writing promptly. We ask that prospective buyers provide certain information (e.g. photographic identification, proof of address, proof of funds, cash or mortgage agreement, and any related purchase or sale details), along with any other special conditions of the offer and the desired timescale.
Once an offer is accepted, we will issue notification to all parties. You will need to provide us with your solicitor’s contact details.
Your solicitor will now send draft contract documentation to the buyer’s solicitor, who will deal with any enquiries raised, moving towards a legally-binding exchange of contracts and completion. We will follow up with all parties to keep you updated.
Exchange of contracts
This is when the sale becomes legally-binding to both you and the buyer. This generally occurs when all enquiries have been answered, confirmed, and agreed upon, and the completion (moving in) date has been set.
On the mutually-agreed date, your solicitor will receive the funds due by transfer from the buyer’s solicitor. Once the funds have been acknowledged, we will receive confirmation and permission to release the keys, if held, to the buyer.
